THE LADD TOWER, PORTLAND

This project prominently preserves two historic buildings occupying 1/2 of a  Downtown Portland Block. Portland "Blocks" are typically 200' x 200', and parking was allowed to be constructed below city sidewalks and within transportation rights of way


The1883 Ladd Carriage House was originally used to keep Portland Police's horses. The Church had been built in 1922 for First Chistian Church, the Owner of the entire block. The Rosewood Apartment Building had to unfortunately be removed to make way for the 1/2 block tower. An archway to the old apartment building was kept as a reminder of the old 6 story brick and terra cotta apartment.

The Carriage House was temporarily stored off site during construction so that four levels of subterranean parking could be built beneath it.

The church from whom the land was negotiated needed parking, a larger assembly room, classrooms, and offices. Levels 3 and 4 of the Tower were developed and leased to the church to occomadate their needs, and close the deal - an idea that makes alot of sense for towers where 3rd and 4th level spaces are too high for retail, but not high enough for great views.

Plager Architect's work for this project included training teams to use building information modeling software, and directing and managing an architectural team of four in the development of models, drawings, and presentations.


At the begining of construction, the Carriage House was transfered and stored offsite. Four levels of parking were built beneath where the Carriage House had been originally sited. Nearing the end of the Tower's construction, the Ladd Carriage House was returned to its original location and beautifully restored by Carleton Hart, another local architectural firm with strong expertise and skills restoring historic places and spaces.
